In the current buyer's market sales time for a home in Sarasota varies widely.    Much depends on the presentation of the home, the list price, location and the current market conditions.  Selling a home is a team effort and I will assist you in showing your home in the best possible presentation.

In addition to the recommendations made in the seller's reports, it is critical to remember that we want the potential buyers to envision your home as their own.  This process is made difficult if your home is intensely personalized.  That means:

  •  Limit the number of family photos to one photo of each person displayed in one place in a group.  
  • It's nice to have family heirlooms and mementos but since you are moving anyway, why not pack up as much as you can and then display one or two decor pieces. 
  • It's ok to have empty walls which allows buyers to notice architectural details of your home or to envision their own artwork hanging there.  
  • Remove excess furniture especially around the entry and  remove items which instantly categorize your decorating as dated ie. lots of silk plants, colors that were popular years ago like peach/green or mauve/blue and that giant macrame project you completed 30 years ago. 
  • If you choose to place candles in the home limit it to a few per room and never display without a decorative dish or holder underneath.  
  • Fresh flowers are wonderful and inviting but once they pass their peak they have the opposite effect so remove dying plants and floral arrangements
  • Invest in some high-end potpourri and scented oil and use it daily to give your home a subtle enhancement
  • Play soft background music like light classical or light jazz
  • Be certain that you have light bulbs on hand so you can easily replace any that burn out as you prepare for a showing
  • Clean houses sell faster and at a better price, uncluttered houses look cleaner especially when they smell great and are well lit!
